ARM is an abbreviation for Adjustable Rate Mortgage.  ARM's come in a number of variations and as the name implies, the interest rate may adjust at pre-determined intervals.  Some of the more popular ARM loans available today have a fixed rate period of 3, 5, 7 or even 10 years before the first adjustment. Fixed Rate loans have an interest rate that is fixed for the term of the loan.  The most common fixed rate loan today is the 30 year term. However, fixed rate loans are also available in 10, 15, 20, 25 and even 40 year terms as well.

Current Conforming Loan Limits are $359,650.00 for a 1 family unit, $460,400.00 for a 2 family, $556,500.00 for 3 family and $691,600.00 for a 4 family dwelling.  Loan amounts above these limits fall into what is called the Jumbo category which goes up to more than 2 million dollars.

Interest Only Options are fairly new to the residential mortgage industry but have already become extremely popular.  Interest Only Options can be coupled with a variety of both fixed and adjustable rate loans, but allows the borrower to decide whether to make a payment of principal and interest or a payment of interest only. 

This is a great tool for sales people and other professionals whose incomes fluctuate either monthly or seasonally by allowing you the flexibility to better balance your cash flow.

Jumbo

Jumbo is simply a name for loans that exceed the secondary mortgage markets maximum loan limits which is currently $417,000.00 for a 1 family unit.  Any loans that fall within the loan limits are priced and underwritten to the secondary market guidelines.  Loan amounts exceeding those limits are subject to a different and more diverse set of investor pricing and guidelines.

Many times Vestira can structure loans for Jumbo borrowers with a first mortgage meeting the FNMA/FHLMC maximums and a second mortgage for the amount above the secondary market limit.  This "Piggyback" process can sometimes lower the total monthly housing payment substantially and save borrowers tens of thousands of dollars over the life of the loan.

No Income Verification and Stated Income Programs

No Income Verification and Stated Income programs are widely available today in both fixed rate and ARMS.  For those who can not readily document their income or choose not to disclose income, these programs are perfect.  These are often the loans of choice for the self employed, the small business owner and those who have incomes from multiple sources.

In addition, some available programs do not require verification of assets either.

The Home Equity Line Of Credit, known as HELOC is a line of credit established using the equity in your home as the collateral.  Some HELOC programs will allow borrowing lines up to 100% of the property's current value.
